Fuse at Mason Square Achieves LEED Platinum Certification

The 345,000-square-foot hub for digital innovation on George Mason University’s Mason Square campus in Arlington, Virginia is the University’s first LEED Platinum building.

Developed by Edgemoor Infrastructure & Real Estate in partnership with George Mason University, Fuse at Mason Square is a future-ready building that incorporates sustainable features aimed at maximizing occupant comfort and well-being while minimizing its environmental impact. With green approaches implemented across design, construction, and long-term operations, Fuse represents a significant investment in sustainability from the public and private sector.

Fuse’s sustainability highlights include:

  • – Net-zero energy operations supported by building photovoltaic envelope and purchased renewable energy credits 
  • – 39.1% reduction in annual energy use through high-performance envelope and all-electric systems
  • – 10% reduction in embodied carbon through optimized structural materials
  • – More than 3,500 tons of construction debris diverted from landfill
  • – 40% reduction in indoor potable water use 
  • – 100% irrigation supplied through HVAC condensate recovery
  • – 25,000 square feet of green roofs reducing stormwater runoff and urban heat island effects
  • – Native and pollinator-friendly landscaping that support vital urban habitats
  • – Wellness-focused amenities including active stairs and daylight-rich collaboration spaces

In addition to LEED Platinum, the facility has achieved net-zero energy and a Fitwel two-star rating.

The project team includes Edgemoor Infrastructure & Real Estate as developer and investor, Harrison Street as a capital partner, Stantec as architect, Clark Construction as contractor, and Cushman & Wakefield as property manager.
